When it comes to selling or leasing a property, first impressions are everything. At Modern View Media, our goal is to showcase your home in its most polished, eye-catching form — helping attract more attention, generate stronger offers, and close faster.

To help us capture magazine-worthy images and videos, we ask that homes be fully staged and photo-ready before our arrival. Below, you’ll find simple prep instructions to ensure your space looks its absolute best during your scheduled media session.

Please note: Items should not be moved between rooms during the shoot, and we are unable to provide major staging during our visit. If you need extra prep time, just let us know by 5 PM the day before your session, and we’ll be happy to reschedule.

ROOM-BY-ROOM CHECKLIST

🛋️ Living Areas

Declutter all surfaces — including shelves, end tables, and coffee tables.
Hide remotes, cords, tissue boxes, personal items, and toys.
Neatly tuck away cables and ensure pillows and throws are tidy.
Remove rugs that hide attractive flooring, if applicable.
Vacuum or sweep floors and remove any pet items or playpens.

🍽️ Kitchen & Dining

Clear countertops — stash small appliances, dish racks, sponges, and soap bottles.
Remove fridge magnets, notes, and personal photos.
Wipe down all surfaces and shine any stainless steel.
Clear the top of the fridge and hide trash bins.
For a final touch: set the table, or add a bottle of wine with glasses.

🛏️ Bedrooms

Make all beds hotel-style.
Put away clothing, chargers, alarm clocks, and personal photos.
Hide tissue boxes, wires, and phone cables.
Stow toys, diaper bins, and personal care items.
Ensure all lamps are working and plugged in.

🚿 Bathrooms

Remove all toiletries — including soap, razors, toothbrushes, and shampoos.
Wipe down mirrors and counters.
Close toilet lids, fold and neatly hang towels.
Hide bathmats and trash bins where possible.
Make sure the bathroom scale is stowed.

🌳 Exterior

Tidy the yard and outdoor living spaces — fresh mowing is optional but appreciated.
Coil hoses, straighten patio furniture, and stow unused items.
Remove trash bins from view (garage or curbside, out of sight).
Close garage doors and make sure no cars are in the driveway.

✅ Final Touches

Turn on all interior lights (including closets).
Open all blinds and curtains — let in as much natural light as possible.
Turn off ceiling fans.
Ensure no vehicles are in the driveway or parked directly in front of the home.
Double-check that all bulbs work and are the same color temperature.

Where to Hide Items: The laundry room or garage is ideal for storing clutter during the shoot. If space is limited, use closets or under-bed storage.
What Stays in the Frame: If it’s in the room, it may be in the photo — so remove anything you don’t want seen.
